Tenant Handbook

Please read the following terms and conditions of Tenancy. Please note that by signing a lease with either Kramer Investments LLC or Bay Avenue Holdings LLC you agree to all of the terms and conditions. You agree to waive the right to subrogation, trial by jury, or any other similar circumstance should you be found in violation of any of the terms and conditions set forth. You also agree, should you be found in violation, that you will forfeit your deposit and you will be considered in breach of contract. Terms and conditions are subject to change. Check the Handbook frequently for updates. 

Section One: Terms of Tenancy and Tenant Expectations

A.

If Tenant vacates before the term ends for any reason, Tenant forfeits the full amount of the security deposit and will be liable for the balance of rent for the remainder of the term. Tenant agrees that this balance, with interest, may be forwarded to a collections agency.

B.

Tenant will be responsible for updating the Landlord of any changes in contact information. All notices will be sent through SMS or email. No certified letters will be sent.

C.

Tenants agree to adhere to all city noise laws and ordinances. Trash and debris are not to accumulate on the property. Failure to maintain an upkept standard of living can be deemed grounds for a $100.00 fine per occurrence or even terminating of the agreement if the problem is not remedied. 

D.

Tenants may not park on the grass and are responsible for lawn maintanence. Tenants may only park in designated parking spots. All vehicles must be kept in working order and be properly licensed.
